Málaga city has its own ecosystem of agents, lawyers, and developers, and most of them don't list on the same MLS.

One thing to know if you are buying to short-let: in August 2025 Málaga city approved a moratorium suspending new VUT (tourist-rental) licences across the whole municipality for up to three years — to roughly 2027, or until replacement rules arrive. Apartments that already hold a valid licence keep operating and can be sold with it, so a short-let purchase here means buying an existing licensed unit and having your lawyer confirm the licence stands. Long-term letting is unaffected.
