El Palo extends the eastern beachfront beyond Pedregalejo — same espeto culture, same walkable promenade, but more residential and quieter than the central neighbourhoods. For apartment buyers the honest framing is value: this is the most affordable beachfront entry point inside Málaga municipality, with many older units still unmodernised and meaningful renovation upside intact. The same chiringuito and promenade culture as Pedregalejo without the pricing that has run up there over the last few years. Buyers should be aware of the broader licensing context (Málaga’s VUT moratorium applies here too), but for primary-residence and long-stay use, the area is one of Málaga’s genuine value plays.
