Beachfront in Málaga is not one promenade but several distinct ones. La Malagueta is the city beach, a short walk from the cathedral and the port, urban and lively and priced accordingly. East along the seafront, Pedregalejo and El Palo keep the chiringuitos and the old fishing-quarter feel, with frontline flats that sit a notch more residential and a notch better value. The frontline premium over a flat two streets back is real here, but so is the trade-off in noise and salt, and for many city buyers a second-line apartment with a sea glimpse is the more honest answer. Three main stretches: La Malagueta, the central city beach beside the port and a short walk from the cathedral; and Pedregalejo and El Palo to the east, the old fishing quarters where the chiringuitos line the paseo and frontline tends to be calmer and better value than the centre.

Can I short-let a beachfront apartment in Málaga? +

Not on a new licence. Málaga city's August 2025 moratorium suspended new VUT (tourist-rental) licences across the entire municipality for up to three years — the seafront barrios of La Malagueta, Pedregalejo and El Palo included. Apartments that already hold a valid licence can keep operating and trade on it, so a short-let play here means buying an existing licensed unit, verified by your lawyer, rather than registering a new one.

What is the catch with a Málaga beachfront apartment? +

Salt attacks terrace metalwork and needs repainting every few years, the central La Malagueta blocks carry summer noise and footfall, and some buildings have a high turnover of holiday neighbours. None of these is a reason not to buy — they are reasons to ask the right questions, and to check the building's licence mix, on the viewing.
